I have reviewed the pians for the subject building renovation and have the follo
wi-ng comments:
Stair -ways comirg out of the basement are also 1 -hr. fire rated corridors; therefore- the back
stairway would need to have 1 -hr. rated wails and 2 Invem nf vw, I.A+ ,. ,.. ... _ * t a 1I__

theabauwall section around the sough

imIe Na. FC 54Q6 as example. The plays are not specific
and easy sides of the from stairs. I assume it will be
wall; however,, this needs to be clarified on the plans.
2 --- The Corridor and the Waiting Room are all of the same I -hr. fire rated corridor assernbiy,
therefore, the ceilng of e d "wood beam" sect' of the budding needs to have 2 layers of
518x' gypboard to give the old wood beams 1 -hr. fire protection. The plans do not show how this
ceiling area is supposed to b fire -protected. It also needs to have the 1 --hr. protection in
accordance with 94 UBC Ser. 709.4.11Excepton 5.2. (Seg GA File No. FC 5406 as example).
Giving this old ceing a hr. fire rating Will aIsa upgrade the ontI're building from a Type V -N to
a Type V-1hr. rating.
3 ---- Where there ars I -her. corridors, "every interior door opening sha.1 be protected by a tightfitting smoke and. draft control assembly havrng a fire protection rating of not less khan 2Q
Minutes" per 4 UBC, pec, 005.8.1
4 ---- Details aren't given for the three doors and landings to the building. They, of course, need
to meet the requrrements of UBS 1004.9 & 1004. 1 0,
5 --- Basement Sprinkling System-— To avoid having to install a basement sprniKling system,
LTBC Sec. 9.04.2.2 requires at least a 20 sq. ft. opening in each 50 ft. leng-th of one wall: and, if
the opposite wall is more than 75 fit. aay, t requires that re be at least .Q sq, ft,:,, opening s in
a
length of another of the basement walls, assume that hrhe.you do the constzuction. that fou will be constructing basement wa.11an both
walls thereby decreasing the len2th of this roam t lr or of the north and south
eliminating the peed to satisfy the second o orrefhxng Less than 75 ft. and thereby
part of this requirement,
6 The enclosed usable space undhe from basement stairs is required to
hT. fire resistive constructian,1,e. 2 layers of 518"gypboard.(Sec.1006.12)qbe protected b
7 --- There needy to be an Electrical Pian for the building. There also needs to be EDIT
ILLUMINATION in accordance with Spec. 10 IZ and EDIT SIGNS in accordance with Sectfor both the basement and tie I St Fioor, 14 13
Sht. A-4 shows the Wend Load being bayed upon a 70 rnph wind sped.
wind speed is $0 mph instead of the 70 jnph shaman.
