We have review your preln'='
ary plans for the subject building. Attached is a copy° of the computer
analysis for your infonnation. The main points of discussion ars the following"
1 --- Due to the ocLupant load being over 5 0.. Classrooms 103 and I44 each need two separate e?dts. Y
used 20 sq. ft./ occupant for these classrooms. (See Table 110-A) Also see UBC Sec. 1004.2.4 for
separation of exits.
? --- The ceiling floor assembly beh-veen the basement and the 1ST floor needs to have a 1 hour axe rate.
(UBC Sec. 71.2) The columns holding up the I5` floor also need to have a one-hour fire rating. We
realize that this should have been done many years ago to meet previ*ous odes, but the first floor, use
charging ftom a Class B to an A3 (man -v students) makes this needed fire rating even more critical.
3 --- There needs to be 2 emits from the basement as per UBC Sic. 1004 ?-3 .2. UBC Sec. 9(}4.2.2 alio
requires two exits from the basement or an automatic sprinkling system is required. The e�sting
stairways are not located close enough to the exterior wail to exactly meet this requirement, but'vVith a one-
hour corridor (or ane -hour Tabby) connecting the stair to the exterior doer their would meet the intent of this
section. There would need to be afire-rated char and enclosure for the back stairs plus acne-hour rated
corridor from the top of the stairs to the e_yterior door.
4 --- We, would encourage ��ou to try to find some way to make the back entrance handicapped accessible.
