Attached are excerpts from the 1997 Uniform Building Code. {UBS} that may help your architect
with his evaluation of what is needed for aone-hour fire rated wall and openings.
UBC Table 5-A (pg. 1-55), Column C indicates that for an Occupancy group `B", &
Construction Type 'V -N, an exterior wall les's than 20 ft. from a property line must have a "ane -
hour fire z-aiing'>. emote that "Column 4- Openings" 'Indicates that openings (doors or windows)
are "Not permitted if they are fess than 5 ft. from the p.roperty line"' and that they mint be
"Protectedif they are less than 14 ft. from the property line." Also note that Footnote 5 at the
end of Tahoe 5-A (pgli 1-58) indicates that 'Openings requiring protection in exterior walls shall
be protected by a fire assembly having at least a three-fourths-hour-rire-protection-rat'ing."
Also note "UBC Sec. 503.2.2 - Area of openings", which slates that: "When openings in exterior
walls are required to be protecttd due to distance fromroperty dine, the sum of the area of such
openings shah not exceed 54 percent of the total area of the wall in each story."
Also note UBC Section 503.2.1 covering projections (in this case eves) from the building wall.
The attached " example" from pgs 75 & 7+6 of the UBC Handbook xadicates that the eves cannot
project any chaser than 5 ft. S inches from the property line. UBC Sec. 706 - Projection - n.&
ates
that "Combustible projections (eves) located where openings are not permitted or where
protection of openings is required (10 ft. in this case) shall be of ore -hour fire -resistive
construction."
A one-hour fire -rated wall(ar ewes) could be of any number of combinations of materials. A
concrete masonry wall gives more than aorae-hour fire rating. A 21t x 4ti stud wail with brick on
the outside and 5/811, type X, gypboard an the inside would work. A 2'x 4" stud wall with 5/8"',
type X, gypboard sheathing (& some type of exterior cladding) on the outside and 5I8" , type X,
gypboard on the 1'nside would work. SBC Table 7B gives a number of types of different
materials that will provide a one-hour fire -rated wall. The Fire Resistanco, Tlp.c;n 1errnnu27
Published by the Gypsum Association contains a number of different examples of one-hour fire -
rated walls.
Note that Yf You move the buildi'ngf-I feet a little blot South (so the north wall has at least lu
clearance from the notch property line) that you eliminate inate the need for the 3/4 hr. fire -rated
windows, the requirement that "the area of such openings shall not exceed Sa percent of the
total area of the wall and the requirement for one-hour fire -rated protection for the eves. The
north wall itself and any exposed structural members (columns, etc.) would still have to have a
one-hour, dire-pratective rating,,
As indicated in my previous plan review comments xf you move the north wall 20 Vit. south of
the north property line oir, if we can 'include the driveway easement north of the north property
line by giving it some degree of permanency, as descri' bed in the Development Agzeement,e
requirement that the north wall itself have cane -hour fire rating also disappears.
