WARRANTY DEED
FOR VALUE RECEIVED, JAMES H. HUSKINSON, a married man dealing with his sole
and separate property, of 155 Red Fox Road, P. 0. Box 959, Driggs, ID 83422, hereinafter called
"Grantor", does hereby grant, bargain, sell, warrant and convey unto NELLENE J. HEINZ, a single
woman, of 822 North Pinewood Circle, Price UT 84501, hereinafter called "Grantee", the following
described real property in Madison County, Idaho to -wit:
Commencing at a point which is N89°48'35"E 1919.44 feet from the Northwest
Corner of the S W%4 of Sec. 25, Twp. 6 N., Rge. 39 E., Boise Mer., said point being on
the East right of way line of U.S. Highway 20 Project No. F-6471 (41) Highway
Survey as shown on the plans thereof on file in the Office of the Idaho Transportation
Department Division of Highways, and running thence N89°48'35"E 717.23 feet to
the East line of said SW'/4; thence S00° 16'32"E 164.95 feet along said line; thence
S89048'26"W 396.14 feet; thence S00°16'32"E 164.94 feet; thence S89°48'26"W
321.80 feet to the above said right of way line; thence N00 °09'10"W 329.92 feet
along said right of way line to the point of beginning.
SUBJECT TO a road right-of-way 60 feet wide whose centerline is described as:
Beginning at a point that is N89°48'35"E 2636.67 feet and S00 ° 16'32"E
164.95 feet from the Northwest corner of the SW'/4 of Sec. 25, Twp. 6 N., Rge.
39 E., Boise Mer., and running thence S89°48'26"W 396.14 feet.

Grantor covenants and warrants that fee simple title to the property is conveyed to Grantee
by this Deed free from all encumbrances except [1] as noted above, [2] any placed thereon by
Grantee, [3] standard printed exceptions in the title policy insuring the title conveyed, and [4]
accruing 2000 property taxes.
