'dire hatie �eviewed your undated letter of approximately December 67 2Q+00. Our caanlrnents are
as follows:
�---My fetter of Nov. 21 , ZOaO, pointed out that the setback line along the, north side of the 3 9
unit apt. complex is to the eveline. To my knowledge, we have no resolution of this issue.
The Architect or Contractor can resolve �� by giving us some wri�e�1 document that they are
going to have short eves�q.45'}. or provide shop drawings o� the cross construction that shows
truss/eve construction that mets the setback requirement. We had assumed there would be
some type of letter from yourself stating that the roof eves would be shortened to match the
setback requirements.
2 --- We understand from your letter that there will be a sprinkling system in the 39 unit
apartment building; but that there will not be a sprinkling system in the 12 unit apartment
building. There will, Of course, still need to he one-hour rated walls, ceiling/floor asseamblzes,
etc. separating the different apartment units from one a�aather as the sprxnkIing system does not
take the place of this one-hour rayed construction separating the apartment units.
We do not approve the detail entitled "2 -hour Party Wali Detail". It is close to what 1CB0
approves fc�r a 2 -Hour Area Separation Wall but it does not exactly meet all of the requirements.
The attached drawing entitled EXHIBIT -1 shows how the 2 hour -Area S eparation Wall needs to.
be constructed. Note that the ceiling between the 3rd floor and the roof is to have acne-hour
fire racing ( 2 layers of SIS" gypboard, type X) for at feast 5 ft. either side of the area separation
wall. (Usually this 'is extended to Eft as this is usually where the nearest truss is located.) The
outer face of the truss at 5ft. or 6 ft. from the Area Separation Wail needs to have aone-hour fire
rating ( 2 layers of 5/8" gypboard, type X). Nate the small truss drawing that denotes that there
meds to be 2" x wood stripping to provide backing at the gypboard joints. Also note that there
need to be one hour fire -rated exterior walls for at least S ft. either side of the vertical ends of the
2 -dour Area Separation mall.
Also note that the 2 dour Party '�al1 Detail accompanying your letter of Dec. G, 2000 shows a 1„
air space at the center of the 2 -hour wa�1.. This 1 " air space needs to have fire blocking �t each
floor in accordance uifh UBC pec. 708.2.1 or the typical section needs to be changed is ,show

flooring extending through and thereby blockn this I " air space.
3 ---- It is our understanding fom your litter that thea will be 1 Type A and I Tyke B
handicapped ,Accessible Unitin the 12 unit apartment building and that there will not be any
handicapped accessible dwelling units in the 39 unit apartment building, However, it is our
tmderstandxng that the Great Ravin, adjoining rest room and laundry room will be handicapped
accessible.
4 --- It is our understanding from your letter and Addendum # 2 that the no g walk of the Great
Room and rest roam will be constructed to one-hour fire-resast" ve s�an�dards.
5. It is our understanding from your letter and Addendum # 2 that there will be a 22" x 3 0"
attic access opening in the bathroom area of each of the 31`1 nary apartments.
6 --- UBC Sect"Ion 1103.1.9.1 General states that: "Roams and spaces available to the eneral
public and spaces available for the use of residents that serve Group R

accessible dwelling units shall be accessible." Therefore, if the existing house is �o�ng to
become the Apartment Managers Dwelling/Office, it will need to be made handicapped
accessible, as it has to be accessible to the general public and the handicapped �ndivzduals that
reside at the apartment complex. It i s our position that mne of the entryways to this existing
building must bemade handicapped accessible if the building is going to become the APaftmentManager's Dwelling/Office.
7 --- It is our understanding that Electricallanspare going to be preparcd that will show the
smoke detectors and the fire alarm system.
