Kurt Hibbert presented a map to the Commission showing the properties that are
requesting a re -zone to MDR2 from MDR. The Barney and Covington property was
recently rezoned to MDR2 just north of this request.
The Public Hearing was opened for testimony.
Those in favor of the request:
Graydon Burton — 416 West Main Street — explained that their property has been
surrounded by higher density property. He explained that the request for MDR2 will help
them sell their property for development.
Those neutral to the request: - None given
Those against the request: - None given
The Public Hearing was closed to public input.
The Commissioners discussed the zoning that was in existence before the adjacent
property was up -zoned to HDR and MDR2. They discussed the advantage to re -zone this
property to MDR2. It would allow larger buildings than four plexes to be built on the
property.
Kurt Hibbert reviewed the property on the overhead screen. The Rexburg canal is east
of these parcels of property.
Jerry Hastings moved to approve the request to re -zone the property at 408 & 416 West
Main Street from MDR to MDR2; Robert Schwartz seconded the motion; all voted aye,
none opposed. Steve McGary abstained from the vote. The motion carried.

John Millar reviewed the location on the overhead screen.
Mayor Sutherland asked for public comments. No public comment was given.
The Public Hearing was closed to public comments.
Shawn Larsen talked about the Planning & Zoning recommends.
Paul Pugmire asked Shawn if there were any negatives talked about when the Planning
and Zoning Commission discussed the Zone change. Shawn indicated that the
Commission did not have any negative comments regarding this requested Zone change.
Paul Pugmire moved to re -zone the property on 408 and 416 West Main from MDR
(Medium Density Residential) to MDR2 (Medium Density Residential 2). Marsha
Bjornn seconded the motion. All voted aye, none opposed. The motion carried.
