4.13 Design Standards

A. PumQse, The architectural standards are intended t4 provide detailed,
human -scale desll2n, wHe affording flexibilitv to use a vanetv Qf bui�din �tv1+�s.
B. A-pp—licabALtI7.This section applies to all of the fallowing types of buildings,
and shall be applied dun -ng Site pian Rev"ew described in Section 6. 11--:

2. Public and insta�u�ional buildings* and
3. Neighborhood commercial and mimed use buildm'gs.
C. Standards.- All buildIngs which are subject to this Section shall comply with
all of the following standard. Other bulIdIng styes and designs can be used to
camPly, so long as they are consistent with the text of this secftan. A. architectural
feature may be used to comply with more than one standard.

Buildina Form. The continuous horizontal di'stance (i.e., as measured
tom end -wall to end -wall) of individual buildings shall not exceed 160
feet, All. buildings shall incorporate design features such as offsets,
balconies, Projections, window reveals, or similar elements �o preclude

face of a structure, such features shall occur at a minimum of every 40

2. Eves on the Street. All building elevations visible fi*orn a street right

minimum of 30 percent of side and rear buildmg elevations', as

13UILDING INSPECTION SEQUE,NCE
Type of inspections: For on -sits cons#ruction, from time to time the building official, upon
notification from the permit holder or his agent, shaft make or cause to be made any necessary
inspections and shall either approve that or#af the construction as completed or shall notify
the permit holder ar his agent wherein the'
same fails to comply with this code.
1 . LAYOUT: Lot corners staked, staking in pace dor building, prior to excavation:
2. FOOTING,: Commonly made after poles or biers are set or trenches or basement
areas are excavated. Farms and horizontal reinforcing tied in glace,
vertical reinforcing cut and on job site or tied in place.
3. FOUNDATON INSPECTION.-
The foundation insoections ham included excavations for thickened slabs
intended for the support of bearing wails, Qarti#ions, structural supports, or
equipment and saeciaf requirements for woad foundations. All forms and
reinforcing steed, etc., shaft be in ❑dace.
4.. PLUMBING,, MECHANICAL AND ELECTRICAL.:
Rough inspection: Commonly made prior to covering or concealment,
before fixtures are Sed, and prior to framing inspection.
5. TRUSS INSPECTION:
InSDections of trusses.
6. FRAIVIF INSPECT -ION:
Commonly made after the roof, all framing, firestopping, draftstopping and
bracing are in place and after the oIumbing, mechanical and electrical
rough inspections are approved. (Electrical inspection performed through
State of Idaho Electrical Bureau)
7. BATH AND/OR WALLBOARD INSPECTION:
Commonly made after all lathing ar�dlar wallbninterior is in place, but
before any plaster is applied, or before wallboard joints and fasteners ars
taped and finished.
8. FINAL PLUMBING AND HEATING INSPECTION:
All systems in place, fixtures set, ready for occupancy
9. SIDEWALK INSPECTIONS:,
After forms are sed, prior to placing concrete.

Commonly
made after the building is completed and ready for occupancy.
11. CPERMIT:
Issued when, on final inspection, building is ready to occupy.
12. CINSPECTIONS:
In addition to the called inspections above, the building department may

code and other laws enforced by the building department.
