Subject: PLEASE VOTE "NO" to P&Z 25-Acre Zoning Change Recommendation

We hope each of you will vote NO to Rexburg's Planning and Zoning recommendation to
change the zoning of the 25-acre pasture on 12th West to LDR1, LDR2, and LDR3. Here's why:
1. This would set precedent for all future developers to continue building over-crowded,
high traffic and high density housing on .25, .18, and .14 acre lots next to established
neighborhoods and homes on larger 1/2 acre to 5-acre properties. Adding more family
RR2 neighborhoods on the west side of the highway will hold the appeal of a city that
puts a high value on family centered, aesthetically pleasing neighborhoods before
developers bottom line. The east side of the highway directly across from us is already a
high-traffic, high-density eyesore to our city.
2. Our traffic on 12 West is problematic now, and more so at certain times of the
day! How is it even possible to sustain the added level of traffic this zoning change will
bring to 12th West?
3. Case in point: The Meadows project began with 10 nicely spaced buildings. A second
developer tweaked the layout and crammed the next set of 28 buildings into as little
space as possible with those buildings being approximately 9 ft apart from building to
building. We hope there is never a fire, but that apparently that wasn't a consideration
by the developer. Tweaking their plans after receiving zoning changes, is completely
legal and doable for developers, as seen in the Meadows.
What affects our traffic now on 12th West?
41 buildings at the Meadows Townhomes
x 4 families in each building
164 families
x 2 cars allowed per townhome
328 cars that have no other option but to travel on 12th West!
2. 2. LOCATION, LOCATION, LOCATION is a top consideration when choosing a
home. With high density and transitory (by nature) housing in our backyards, how
would this change the entire nature of our family centered neighborhoods. Most of the
existing residents live in their homes for years. Would transitory home owners or
renters care as much about their housing upkeep as the 91 homeowners who've
invested great amounts of money, time and effort in creating their homes, shops and
other outbuildings, as well as expensive landscaping?
2. The Birch proposal, if passed, could easily and negatively affect existing homes' values
in the future.
Please protect the integrity and values of our neighborhoods by keeping the zoning to RR2.
