February 5, 2021, An application was received for a Plat from Caden Fuhriman. 2. February 10, 2021, Application paperwork was complete. 3. February 19, 2021, Payment was received for the application. 4. February 22, 2021, Infrastructure Plan reviews began. 5. March 4, 2021, Infrastructure Plan revisions were requested. 6. April 26, 2021, Rev. (1) for the Infrastructure Plans was approved and a Staff Review Report was sent to Caden. 7. May 3, 2021, Plat reviews were approved with conditions. The Plat was sent to the County Surveyor for review. 8. May 4, 2021, Revisions were requested for the County Surveyor. 9. June 2, 2021, Revisions were received and submitted to the County Surveyor. 10. June 7, 2021, the County Surveyor approved the Plat. 11. June 24, 2021, Caden presented the application to the Planning & Zoning Commission. (21-00080) – Iron Horse DIV1 Plat – 1076 S 12th W (action) – Caden Fuhriman Caden Fuhriman – 494 Snake River Parkway, Idaho Falls – Plat for Iron Horse DIV1 on the southwest corner of University Blvd and S 12th W; kitty corner to Rexburg Motor Sports; south west of Madison High School. The development will change the agriculture land to commercial property. They have been working extensively with City Staff with the Development Agreement and Improvement Drawings, etc. The roads will be widened along each of the borders. The Plat meets the requirements of the Comprehensive Plan. Infrastructure is available for the demand placed here for roads, sewer, and water. We have no reservation recommending to the Commission to recommend to City Council for approval. Commissioner Questions for Staff: None Commissioner Discussion: Sally Smith asked about ownership of the property. The property Caden represents is twenty (20) acres. She clarified we are approving the whole Plat. MOTION: Motion to recommend City Council approve the Iron Horse DIV1 Plat as shown, because it fits with the Community Business Center (CBC) current zoning and Comprehensive Plan., Action: Approve, Moved by Sally Smith, Seconded by Todd Marx. Commission Discusses the Motion: None VOTE: Motion carried by unanimous roll call vote (summary: Yes = 6). Yes: Aaron Richards, Chairman Rory Kunz, Greg Blacker, Sally Smith, Todd Marx, Vince Haley. 12. July 7, 2021, the Plat was presented to City Council by Alan Parkinson. Review and approval of Iron Horse Plat – Division 1 located at 1076 S 12th W #21-00080 – Alan Parkinson Planning and Zoning Administrator Parkinson reviewed the Iron Horse Plat. There is a total of seven lots. The Plat met the requirements and a traffic study was conducted. The results of the study may require a stop sign. The infrastructure needed to support this development is available.
