I have reviewed the Pinnacale drawings that you have provided me and have
identified the following discrepancies:
1. The total occlipant number for the upstairs i's greater than 99 and therefore two
sets of stars at least 44" wide are required for egress.
2. Provide details thatidentify how the requirements of SBC See ion 704.1 1 Will
be met.
3. The 2 -hour dears at the firewall must be self closing. Identify an the plans.
4. If building is not sprinklered, the maximum length of a dead. end hallway is
20' as per IBC Section 10 16.3. Nuke the necessary changes to the plans.
S. Are new footings required for the added floor loads? Do the walls that are
supporting the new floats have footings Winder.hem? If so, are they sized
adequately for the added loads? Provide details and calculations.
6. How is the HVAC being handled. Provide details.
7. Please respond to the requested review actions that were submztted by the Fire
Department Review (attached).

Wall and ceiling finishes must meet the
requirements of Section 803 of the IBC.
Adding 15% to the occupancy of the building
requires a new site plan be submitted.
An accessible women's restroom is required on
the ground floor. The men's restroom must be
made to be accessible. Provide details.
The West and center stairways must be a
minimum of 44" wide. Identify location of exit
signs and emergency exit lights. Identify two
new doors to the nursery as per !BC Table
1014.1. Entry doors at amain entrance must
swing in the direction of travel as per IBC
Section 1008.1.2'.
Building must be sprinklered. Adding the
additional space to the upstairs and changing
the occupancy of the building requires that the
building meet the requirements of the 2003
International Building Code (113C). Windows are
not allowed on the South wail due to the
location of the property line.
Provide structural details and calculations.

Parking meets requirements as long as the
exercise space is used as accessory to the
business portion of the building. If used other
than described above, then more parking may
need to be provided.
An easement on the property adjacent on the
North side has been provided to allow window
in the North wall of the. building.
The ADA van parking space requires 8wide
loading space adjacen# to it.
Replace the landscape strip between the curb
and the sidewalk. This area has been hard
surfaced in the past and should be restored to a
landscape area.
The snow storage identified for the front parking
lot does meet the 10% requirement.
