July 19, 2011 11:00 am Attendees Design Review Committee: Dan Hanna, Jedd Walker, Rod Jones, Brad Egbert Applicant: Jay Rice of Advantage Architecture, Ryan Gregorson Staff: Natalie Schneider, Elaine McFerrin; Val Christensen joined the meeting near its closing Natalie Schneider said the purpose of today’s meeting is to determine if the planned building meets the design standards requirements. The property location is within the Central Business District zone. The developers were originally planning to do a 2-story building in this location but are now planning on doing a single 10,000 square foot stucco and brick building (97’ by 97’). There may be up to 4 possible tenants or just one tenant. Height of the building will be 26 feet. It will sit back about 18 feet. Neutral colors of stucco and brick will be used. They want to make the corner a focal point, possibly having benches, tables for eating if one of the businesses is a restaurant, etc., in order to make the location inviting. Parking will be in back of the building and across from City Hall. The issue before the committee is the stucco band for signage that runs across the top length of the building facing Main Street. It needs to be broken up. Dan Hanna felt the “eyes to the street” view of the building is very important. Jedd Walker said the committee does not want to design the building for the developer. His main concern is that the building could start looking like a strip mall. However they can break up the long length of stucco signage band on the upper part of the planned building would be what is necessary. He personally feels that stucco is not a material that should be used for buildings on Main Street. The necessity of 2-foot jogs was discussed. The Committee felt that 2-foot jogs were not appropriate for Main Street. Rod Jones thought brick in varying colors could break up the signage band. Ryan Gregorson said what the signage will be is not known at this time. It depends on how many tenants they have. Jedd Walker suggested that if possible the brick used should match or blend with the neighboring building. The Committee determined that the long stucco signage band that runs the length of the building should have its length broken up in order to meet design standards requirements. The applicant will break up the length and give more definition to this stucco signage band, possibly using brick of varying colors. The applicant will email updated design plans to Val Christensen for staff review.
