SUBJECT: Site Plan Review for Green Gables Phase I and 11 Planned Residential
Development
Items needing correction for further evaluation:
1. At least one covered parking place is required for each apartment, none are shown.
2. Part of the parking shown for the proposed project is dimensioned at 8'x15' for compact cars.
The Ordinance does not allow for compact stalls. All stalls must be 9'x18'.
3. Total parking provided is 130 stalls, 160 stalls are required for a Planned Residential
Development.
4. The names of private streets have not been shown.
5. Division of environmental quality approval must be provided for water and sewer line
extensions.
6. The site plan shows only two fire hydrants, this is inadequate. See the fire department review
for final evaluation.
7. Private roads are to have a minimum width of 24 feet. Several are shown at 20 or 22 feet.
8. Storm drain disposal is inadequate. The use of a sump will not be allowed. The collected
storm water must be stored and discharged to an existing pressure storm line on the east side
of Pioneer Road. The maximum discharge rate into this line can be 240 gallons per minute.
A detailed storm water evaluation for a 25 year storm needs to be provided.
9. All sides of the Planned Residential Development are to be fenced except for the area along
public roads. The fence is to be six feet high. A detail of the fence needs to be provided.
The fence is to be the same type of construction around the entire project.
10. A street light is required at the entrance to the project.
11. Street signs and stop signs will be required where the private roads join Pioneer Road.
12. The final landscaping plan must be prepared by a licensed Landscape Architect and must
show the irrigation system for the entire project.
13. Setbacks for the property lines are to be a 25 foot minimum. Several are shown at 20 feet or
as little as 15.88 feet. All setbacks are to be 25 feet from property line and 20 feet from
private roads or streets.
14. Each apartment is to have a one foot shift in the facade to provide a breakup of the building
line.
Once these changes have been made, a revised plan must be submitted for further evaluation.
