HomeMy WebLinkAboutFOF - Walker, Glenn - 1076 Barney Dairy Rd - Final PlatFINDINGS OF FACT FOR FINAL PLAT APPROVAL FOR QUAIL HOLLOW ESTATES 1. On March 8, 2000, Glen Walker appeared before the Planning & Zoning Commission for the City of Rexburg for review of a 23 home subdivision on the Barney Dairy Road. The property is located in the Impact Zone. Each lot would be one acre in size to comply with county regulations and would not require city services. Requirements for the Health Department, City and County were discussed. On April 12, 2000, Glen Walker appeared before the Planning & Zoning Commission for the City of Rexburg to present a preliminary plat for Quail Hollow Subdivision located on the Barney Dairy Road. There will be 23 lots each of one acre with one access to Barney Dairy Road. Health Department recommended that water lines for plumbing come from the front of the house in the future event they should be connected to city services. The preliminary plat was approved contingent on departmental approval and for a more detailed drawing for the next meeting. On May 10, 2000, Glen Walker appeared before the Planning & Zoning Commission for the City of Rexburg with a more detailed drawing of the preliminary plat for Quail Hollow Estates. The name has been changed from Quail Hollow Subdivision to Quail Hollow Estates. Health Department has approved the plat, wells and septic tanks are shown in front yards, the comers of Lot 5 and Lot 6 have been rounded for future roads and Lot 1 and Lot 20 will have an extra 20.5' road easement. An Irrigation Water Rights Release signed by owners of any water transported through the subdivision should show on the plat. The final plat was approved contingent on Departmental Approval and recommended for public hearing on June 14 before Planning and Zoning and June 21 before the City Council. 4. The City Clerk published the Notice of Public hearing in the local newspaper on May 24, 2000, and May 31, 2000, posted a notice on the property and sent notices to all property owners within 300 feet of the above mentioned property. 5. On June 14, 2000, a Public Hearing was held before the Planning & Zoning Commission. It was recommended that the loop road off Quail Hollow Drive be changed to Quail Hollow Circle to avoid any possible confusion in addresses. Only one person appeared and she was there just to listen. No on appeared in objection to the proposed subdivision. The plat was approved on condition of City Departmental approval and recommended for public hearing before the Rexburg City Council. 6. On June 21, 2000, a Public Hearing was held before the City Council. No one appeared in objection to the proposed subdivision. Discussion was on the impact on sewer, water and having subdivisions come into the City without sidewalks and easements to comply with sidewalk regulations in the event of annexation.
