1. the width of the right-of-way for Morning
Side Drive is not shown but appears to not be
adequate. Because of the ownership of the
land to the west it is not reasonable to assume
that the other half of the right -of --way will be,
dedicated when the land develops.
Therefore the width will need to be 68 feet and
the entire street constructed by this
development.
2. No Storm drain master plan study has been
presented. This mush be completed prior to the
start of any new phases.
3. Because of the grade differential a pressure
reducing station for the water system will be
required at some point within the development.

Approval of Preliminary Plat, negotiatmifln on park space.
Preliminary Pkat was Passed by the Planning and Zoning Commission at their Cast
meeting. Stiff has reviewed the flat and considers it ready for approval. Applicant
is currently working out final details as to infrastructure with the Public Works
department.
Applicant is required to offer at fair Market Value up to :10°/D of division area
for Public Park space. Applicant has several good ideas an how this might be
accomplished. City would need to fund this acquisition and negotiate with property
owner directly.
