Council to determine if your proposal will meet the
requirements under the zoning ordinance. Address the

1. Is the rezoning request in accordance with the C4JGGCte,6

2. Are water and sewer facilities, fire and police, streets,
and schools presently serving the area? If they are, are they
adequate to serve any development under the proposed zoning?
If not, are measures being proposed to assure that public
facilities and services will be adequate to serve any new
development?
3. Is the site large enough to accommodate the proposed
uses, parking, and buffering required?
4. What are the surrounding land uses? What are the
existing uses presently permitted under the ordinance? Are
such uses compatible with neighboring properties?
5. Will the site as rezoned be compatible with the existing
uses? What provisions will be made by the developer to
assure compatibility?
7. Is the nature of the neighborhood changing? Is a
residential area converting to offices or commercial or is it
still a strong residential area? Will increased traffic
reduce the viability of existing uses?
8. Will all uses permitted within the zone be compatible
with the area?
The Commission or Council may address other points than those
discussed above, but a narrative addressing at least those
applicable points will assist in processing your application.

ADDENDUM TO APPLICATION FOR REZONING
CITY OF REXBURG
Applicant: Harold Nielsen Family Trust

Points of information on application:
1. Is the rezoning request in accordance with the comprehensive plan?
Yes.
2. Are water, sewer, fire, police, streets ... adequate?
Yes, according to the articles published in the local newspaper,
Rexburg has adequate infrastructure to handle the potential growth
from the expansion of Ricks College to BYU-Idaho.
3. Is the site large enough?
The site is approximately 7.43 acres and the development that would
be placed upon it would conform with all regulations in the City plan
for a high density complex.
4. What are the surrounding land uses?
The parcel is adjacent to HDR on the north and east and MDR on
the south and west. All of the surrounding property is already
developed and functioning as rental property with the exception of
one home belonging to John & Trudy Bidwell and known as Tax 5,
excepted from the legal description on the application. Trudy
Bidwell is a daughter to the applicant, the Bidwells are not in
opposition to the rezoning.
5. Will the site as rezoned be compatible... ?
Yes, please refer to answer #4.
7. Is the nature of the neighborhood changing?
The change has already taken place, the Nielsen and Bidwell
properties being the last unchanged parcels. Please refer to #4.
8. Will all uses permitted within the zone be compatible ... ?
Yes, please refer to answer #4.
