80 acres northwest of 7'h South & Old Hwy. 191
PROJECT SUMMARY;
Hawkins Companies is proposing an 80.69 acre master planned development northwest of the
intersection of 7 South & Old Hwy. 191 in Rexburg, ID. The development will consist of a
mixture of uses including single-family residential, multi -family residential (townhouses,
apartments, etc.), offices, and commercial. Proposed land -use within the development consists
of (approx.):
• 18 acres of single-family residential
• 40 acres of townhouses and apartments
• 18 acres of commercial and office
• 3 acres of industrial
• 2 acre park
The development is designed to provide a land -use transition from the industrial and
warehousing uses adjacent to Old Hwy. 191 and the single-family areas on the northwest portion
of the development as well as other single family areas further west.
The development proposal includes the extension of 70h South through the project connecting to
1500 West. With this street extension, the portion of 1500 West that is south of the connection
will then become a local neighborhood street rather than a major collector as currently
designated. In addition, 1000 South (7a` South extended) west of the 7'h South & Old Hwy. 191
intersection will also become a local neighborhood street rather than a major collector. These
proposed changes to the street network will protect and enhance the single-family residential
neighborhoods that are southwest of the project by substantially reducing the amount of traffic
traveling through the neighborhoods.
The development will include various amenities such as a centrally located neighborhood park.
In addition, the development will provide convenient access to neighborhood services, schools,
Ricks College (BYU Idaho), etc. The development will have easy access to Hwy. 20 from either
the north or south. Multiple points of access to arterial and collector streets will reduce traffic
congestion throughout the development.
The development is proposed to commence construction in the Spring of 2001 and will be
phased according to market demand. Currently the first phase is intended to include the
extension of 7h South and the development the lots that would be adjacent to this extension.
