Property address: 357 s. 4th w.
It is requested that the zoning for 357 s. 4th w. which is currently
zoned CBC be changed to HDR. Except for a mini -storage building on the
east side of the property, the property is bordered by single family
residences, some of which are rented for student housing. It is proposed that
the 357 properly will be used as single family townhouse living or married
student housing. Water and sewer lines are available on 4th west along with
storm sewer.
The parking has been designed to accommodate two 9 x 18 stalls per
unit. The housing will be 1,056 square foot townhouse style units with
living area below the bedroom areas.
The property is surrounded by homes which shall be standing for a
long time to come and is does not set on a major road fi•ont. Therefore it is
believed by the owner that as the homes around the property are being
turned into student housing, a better use for the property would be married
student housing versus a convenience store or commercial business behind
existing homes.
