Dear Quinton:
We have been informed by the contractor, Brett Jensen, that you have concerns on the lateral
transfer of forces through the garage area and also the.. proposed height of the brick veneer for
this proposed residence. The purpose of this letter is to respond to these concerns and provide
recommended courses of action to mitigate them.
Garage
On the garage situation, we recommend our standard treatment of constructing sheathed walls
in the corners and above the headers, and positively anchoring the system to the concrete
foundation with appropriate anchorage (Simpson Strong -Wall, or double sheathed wall with
Simpson' HDQ8 connectors and SSTB anchor bolts, or approved eauaP)_ Adrfifinn:All fr,a

brick Veneer
The limitation for height of brick veneer arises from a specification in the 2003 international
Residence Code, which the City of Rexburg has adopted in conjunction with the International
Building Code, 2Q03 edition. The way the requirement is written suggests that brick veneers in
excess of two stores can be considered if they are properly engineered.
We are suggesting a structural treatment that will address this Concern from a structural
engineering perspective, This involves the use of specialty constructed se"smic masonry veneer
anchor ties used in conjunction with the brick. veneer under the following specifications.-
Maximum
pecEficafians:
Maximum spacing of studs in the exterior walk shall not exceed
studs with minimum 112" sheathing and approved piper.
1611 on center. Cover
• Use Hohmann & Bernard DW -1 O -X seismic anchor with seismic chip interlocking system
at 16" on center horizontal and vertical.
• Provide continuous horizontal galvanised #9 wire in cirof mortar joints at 16 11 on
center and engage #9 wire with all anchor ties.
- Provide construction joints in brick veneer at a maximur�,of 30' on center.

Dear Quinton-,
We have been informed by the contractor, Brett Jensen, that you have identified Code concerns
on the lateral transfer of forces through the garage area and main floor living areas, and also for

the proposed height of the brick veneer for this proposed residence. The purpose of this letter
is to respond to these concerns and provide recommended courses of action to address them.
Garage ..
On the garage situation, we will instruct the contractor to implement our standard treatment for
this situation by adhering to the following specifications:
•
Constructsheathed braced walls in the corners and above the headers
Positively anchor the system to the concrete foundation with appropriate anchorage
using Simpson Strang -Wall, or HDQ8 connectors with SSTB anchor bolts, or roved
equal. P�
• Made the headers above the garage door openings continuous and expend them into
the sheathed wail area in the wall corners.
Large Rooms
The concern for transfer of lateral farces in the kitchen/dining/family room areas of the main
leve! arises from a room size or maximum square footage specification in therescriptive 2Q{�3
International Residence Code, which the City of Rexburg his adop#ed in conjunction with the
International Building Code, 2003 edition.
We note that under the IBC (design code} these limitations are not an issue of concern if proper
design specifications are applied. We therefore wife require the following structural treatment n
this residence to increase the loaf! carrying capacity of the structure and mitigate lateral force
distribution concerns:
:ter Block the spaces between all floorjoists in the basement ceiling {main lege! floor}along
the entire length of the central basement wall that runs the length of the structure from
north to south.
This treatment will allow this structural configuration and the attached floor sheathing to properly
carry and distribute lateral forces throughout the main floor area, including the large rooms in
question.

Brick Veneer
The limitation for height of brick veneer arses from a prescriptive height limitation specification
in the 2403 International Residence bode, which the City of Rexbur, has �dopfed in conjunction
with the International Building Code, 2Q03 edition. �
Under 16C and proper design considerations brick veneers in excess of two stories are

performance of the veneer in a seismic event.
Conclusion
Concerns have been expressed by the Building Depar-tment over proper transfer of lateral
forces in the garage and main floor living areas, and also for height of the proposed exterior
brick veneer wall of this proposed residence. We are requiring the above-specified structural
treatments to provide the adequate structural perFormance required for this structure.
