The purpose of this letter is to respond to these concerns and provide recommended courses of action to mitigate them. The purpose of this letter is to respond to these concerns and provide recommended courses of action to address them. Garage .. On the garage situation, we will instruct the contractor to implement our standard treatment for this situation by adhering to the following specifications: • Constructsheathed braced walls in the corners and above the headers Positively anchor the system to the concrete foundation with appropriate anchorage using Simpson Strang -Wall, or HDQ8 connectors with SSTB anchor bolts, or roved equal. P� • Made the headers above the garage door openings continuous and expend them into the sheathed wail area in the wall corners. Large Rooms The concern for transfer of lateral farces in the kitchen/dining/family room areas of the main leve! arises from a room size or maximum square footage specification in therescriptive 2Q{�3 International Residence Code, which the City of Rexburg his adop#ed in conjunction with the International Building Code, 2003 edition. We note that under the IBC (design code} these limitations are not an issue of concern if proper design specifications are applied. We therefore wife require the following structural treatment n this residence to increase the loaf! carrying capacity of the structure and mitigate lateral force distribution concerns: :ter Block the spaces between all floorjoists in the basement ceiling {main lege! floor}along the entire length of the central basement wall that runs the length of the structure from north to south. This treatment will allow this structural configuration and the attached floor sheathing to properly carry and distribute lateral forces throughout the main floor area, including the large rooms in question.
