FOtTNDATION DRAINAGE
Section 405 of the 2003 Intemational Re 1 enti al Code requires that drains shall
be provided ground foundations. The C�T'S� QF RE�BURG Building Department and the

almost entirely comprised of sift over bedrock. Foundation drainage could be very
beneficial for most of these lots. MCA-" Y houses on the hill have part of their foundations
bearing directly on the bedrock. .As water peeps into the soil (especially �r� spring} it tends
to drain downhill along the bedrock. Some foundations acting as a dam divert the flow of
Nvater around chem. This lends the home to possible. w e damage in the basement.
Foundation drains as called for in the Intemational Code should be installed at
properties that match the descnptions given above. dire will allow the contractors' and
developers to make this judgment call. Included below is the -code covering this issue?

FOUNDATION DRAINAGE
R405.1 Concrete or masnnry faundativns. Drains shall be
provided around all concrete or masonry foundations that re-
tain earth and enclose habitable or usable spaces located below
grade, drainage files, gravel or crushed stone drains, perforated
pips or other approved systems or materials sha11 be installed at
or below the area to be protected and shag discharge by gravity
or mechanical means into an approved drainage system. Gravel

Exception: A drainage system is not required when the
foundation is, installed on well-drainea ground ox sand -
gravel mixture soils according to the Unified Sold Classif ca-
tion System, Group I Soils, as detailed in Table R405. 1.
R405.2 Wood foundations. road foundations enc osing hab-
itahle or usable spaces located below grade shall be adequately
drained in accordance with Sections R405.2.1 through
R405.2.3. -
R405.2.1 Base. A porous layer of graved, crushed stone or
coarse sand shad be placed to a minimum thickness of
4 inches (102 mm) under the basement -floor. Provision shah
be made for automatic draining of this layer and the gravel or
crushed stone wall footings,
