the grantee(s), the following described premises, in Madison County, Idaho, TO WIT:
All of Lots 3 and 4 of Block 14 of the Original Townsite of the City of Rexburg, less a parcel of land
commencing at the Northwest corner of Lot 3 Block 14 and running thence East 25 feet; thence
South 30°36' West 49.11 feet; thence North 42.27 feet to the point of beginning. Also including the
West half of the abandoned portion of Center Street between Lot 4 of Block 14 and Lot 3 of Block
15.
Also includes a 20 foot permanent easement along the South side of Lot 4 of Block 15 and across the
South side of the abandoned portion of the extension of Center Street adjacent to said Lot 4 for
ingress and egress.
Subject to a restriction that the sidewalk along 2nd North Street will not be required to be
constructed as long as the adjoining property remains industrial. When the property is developed
as residential the sidewalks will need to be constructed by the developer in accordance with city
ordinances.
TO HAVE AND TO HOLD the said premises, with their appudenaams unto the said Grantee, heirs and assigns
forever. And the said Grantor does hereby covenam to and with the said Grantee(,), that (s)he is/are the owner(s) in
fee simple of said premises; that they are free from all encumbrances Except: Current Year Taxes, conditions,
