The following information will assist the Commission and City Council to
determine if your proposal will meet the requirements under the zoning ordinance.
Address the following points as applicable attached sheets.
1. Is the rezoning request in accordance with the comprehensive plan? Yes. Deisgnated
Multi -family residential.
2. Are water and sewer facilities, fire and police, streets, and schools presently
serving the area? If they are, are they adequate to serve any development under the
proposed zoning? If not, are measures being proposed to assure that public facilities
and services will be adequate to serve any new development? Yes, infrastructure
& schools are adequate to serve any development under the proposed
zoning.

3. Is the site large enough to accommodate the proposed uses, parking, and
buffering required. Yes, the net usable ground is 2.28 acres.
4. What are the surrounding land uses? What are the existing uses presently
permitted under the ordinance? Are such uses compatible with neighboring

reduce the viability of existing uses? Yes, neighborhood is changing. Creating HDR
adjacent to future City park is a natural and very compatible transition.

YES.
