I have reviewed the apartment site plan located on the old Erickson Pontiac lot and have
observed the following discrepancies or questions:
1. The 25' setback is missing on 3" West. In addition to the parking spaces located in the
setback off 3rd West, parking spaces are also located in the setbacks off 4" South and 2"d
West.
2. We were told that there would be 6 students in each living unit. If this is so, the amount
of parking spaces falls well short of the 302 spaces required.
3. No handicapped spaces are shown. The Americans with Disabilities Act (ADA) requires
8 handicapped spaces in this size of a parking lot. Seven of these handicapped spaces are
required to have 5' wide access aisles adjacent to them and one handicapped space is
required to be "van accessible" wit a 9' wide access aisle.
4. The percent of compact spaces is higher than allowed by ordinance.
5. The South leg of the parking lot is too far from its snow removal area.
6. Some of the spaces do not have an aisle extension to allow for backing out of the space.
7. Utility services are not shown to the apartment building.
8. A storm water retention area is needed for this size of a parking lot.

Dear Wade,
After a cursory review, the following items need to be addressed. You need to submit a new
corrected site plan addressing the issues of the building department and the Planning and Zoning
Department. I have attached the memo from Val in the building Department. I would
encourage your engineer to contact Chris Huskinson at the fire department directly for the Fire
Department Review.
• The west side of the site plan bordering Yd East does not meet the engineering section for the sidewalk
and curb and gutter. The side walk cannot be on the curb. The drawing incorrectly indicates the
setback being 25 ft. from the curb line and not the property line.
• The planning and Zoning Commission has required that all entrances to the development be properly
lighted.
• The parking ratio of compact spaces to full size spaces must be no less that a 60/40 Ratio. This parking
requirement must be met for the site plan to be approved.

Upon review of the site plan drawings submitted the following items need to be
addressed:
1. All areas adjacent to buildings not marked for parking shall be signed "No
Parking Fire Lane" in addition to having the curb painted red and maintained.
2. ACCESS:
1997 Uniform Fire Code Section 902.2.1 states: "Fire apparatus access roads shall
be provided... when any portion of the facility or any portion of an exterior wall of
the first story of the building is located more than 150 feet from fire apparatus
access as measured by an approved route around the exterior of the building."
In this case the building is too long with no access from the south side to provide
for safe and efficient firefighting operations.
3. ACCESS:
1997 Uniform Fire Code Section 902.2.2.4 states: "Dead-end fire apparatus
access roads in excess of 150 feet in length shall be provided with approved
provisions for the turning around of fire apparatus."
In this case the access through the parking lot to the rear of the building on the
western end exceeds the allowable distance by approximately 50 feet.
4. WATER SUPPLY: The drawing shows only one new hydrant and no existing fire
hydrants. Additional hydrants are required, and as noted, the building shall be
fully sprinklered including the attic spaces.
