I have reviewed the conditions of the approval for the original Valina Plat in the zoning minutes.
The original approval was made under the statements that the development would be for zero lot
line duplex type houses. One of these hen units has been built and has not sold. The current
proposal would expand the subdivision to include the area to the south.
While the new proposal is not consistent with the original proposal it still is in full compliance with
the requirements of the zoning ordinance and the subdivision ordinance.
Any development of medimum density housing would require site plan approval by the Planning
and Zoning.
My recommendation is that the revised plat be approved as drawn
