We have a problem with meeting the 70% green coverage in the front yard with
more houses wanting wider drives or 3 car garages. An average house at 32 -foot setback
and 100' lot width would have 3200 sf front lot which would allow 960 sf max. coverage.
With an average walk to the front door of about 80 sf and removing 500 sf for the
required sidewalk leaves approx. a 24' wide drive which is the average for a 2 -car garage.
Several houses in Evergreen Subdivision have 3 car garages and 1 in particular has a 3
car garage and was allowed to add a drive without the garage which makes the drive at
48' wide and this was approved by Planning and Zoning at approx 52%. We need to
make a change to the ordinance or not allow 3 car garages in most of these subdivisions.
Moving the house back does not really help much, the amount you gain is very small per
foot moved back. Your help would be appreciated.
