requirement appears to apply only to the
southern and eastern property boundaries.
A Restrictive Lot Line Covenant (RLLC;) shall be
submitted in order for the development to share
parking, landscaping requirements, and all
other standards that may be shared. Existing lot
lines will continue to exist, but lot will be tied
together for development purposes through the
recorded restriction (RLLC),,
Parking spaces where maneuvering of vehicles
will occur should be sheltered through the use
of landscaped islands. Islands could also serve
as locations where sidewalks can connect to
parking lot.
Site plan needs to depict internal sidewalks and
pedestrian connectivity to the public right-of-
way from entrances and exits of buildings.
Site pian needs to incorporate " hammerhead"
a,
maneuvering arias for spaces at the bottom
and fop of the eastern portion of parking lot.
Hammerhead should be 22 -feet wide by 7 to 8 -
feet deep.
ADA accessible rote should be depicted on
the site plan that allows 3 -foot wide path to
manager's unit and all places open to the
public.
Setback requirements, The site has two "franc
yards" and therefore should observe the
required 25 -foot setback from the properly
lines. The site also has two side yards; these
shall be 11.5 -foot setbacks based on the
submitted building elevations with a building

Site plan needs to depict location of all trash
receptacles an existing and proposed site. All of
these areas sha!l be screened; materials and
dimensions of screening need to be submitted
for review.
Resubmitted site plan should depict north as
the top of the page, not the bottom.
ADA accessible space should depict the
loading space to the right of the vehicle as it iS
pulling in, this would be apposite of what has
been submitted.
Landscaping- need landscape plan showing
percentages of designated landscaped area.
Area calculation half not include areas outside
of property Lines, therefore, landscape plan shah
depict accurate Lot dines. Proposed landscape
areas shall note what area is calculated and
how much. The site requires 20 percent for
landscaping.

2. The existing building is established at 0.7
parking stalls per bed. The managers house
will also have to be calculated within this
number. The proposed building will have to
have 1.Q parking stalls per fed.
3. Unable to calculate snow storage and
landscaping without property lines shown.
4. There is no clear delineation between what
is ianascaping, concrete and asphalt surfacing.
5. Water and sewer service is okay.
6. No Porvisions are shown for snaitation
storage and pick up.
7. Buffering will be required from the residential
