Box 280 12 North Center Street Rexburg, Idaho 83440 Phone (208) 359-3020 Fax (208) 359-3022 e-mail rexburg@srv.net I have completed a review of the information which was submitted for phases 1-4 of the Hidden Valley Subdivision. Although I understand a substantially effort has been made to reconstruct data that is missing, you are well aware that significant detail has not been provided. At this time the City of Rexburg will accept the water and sewer systems for phase 1-4 of the development. The short comings of the overall acceptance of the various phases are as follows. Phase 1- The paving, curb gutter, water and wastewater systems meet the criteria of the City. However, the project has the following items which have yet to be completed: The streets have not been seal coated. The control monuments for the subdivision has not been installed. A warranty needs to be provided for phase 1 and subsequent phases as stated in the development agreement. Phase 2- The following items have yet to be completed for acceptance of phase 2: • The control monuments for the subdivision have not been installed. • The streets have not been seal coated as required. • The sidewalks need to be completed along Dell Drive. • A warranty needs to be provided as per the development agreement. Phase 3 - Sidewalks need to be completed. Seal coating has not been completed. Street subdivision monumentation has not been completed. Warranty needs to be provided. The storm drainage system needs to be completed. Phase 4 - Paving has not been completed. Seal coating has not been completed. We have been very lenient in the past in completion of phases of the project prior to lots being sold and houses being constructed. As of this time we will withhold occupancy permits on any phases of the work which have not been filly constructed and accepted by the City. Those areas in phases 1-3 that have lots sold need to been completed prior to the issuance of any additional occupancy permits on buildings that are sold or currently under construction. No building permits will be issued in phase 5 until the roads are paved and storm drainage facilities completed. Special arrangements may be made with the City to handle seal coating at a later date under a subsequent City contract.
