I have reviewed the plans for the Henderson Subdivision and have identified the
following discrepancies:
1. Identify storm drain details. Show on plan and profile. Include catch
basins and any necessary details.
2. Provide sanitary sewer plan and profile for 1500 West. Include pressure
line. Identify the details of the connection to existing lines to the North of
the property.
3. Reconfigure sewer main from the corner of Polo Drive and Johnson
Avenue to 1500 West so that the City of Rexburg can access the
manholes.
4. With the exception of the line in Johnson Avenue, change all sanitary
sewer lines from 10" to 8".
5. Change the slope of the 8" sanitary sewer lines from 0.28% to 0.30%
minimum.
6. The minimum allowed for gutter slope is to be 0.30%. Please make the
necessary changes.
7. Provide open street access instead of valley gutter at Henderson Avenue
access to 5`h West.
8. Show full street construction of Seagull Drive.
9. Change valley gutter detail from 3' to 5' minimum width.
10. Provide Geo -textile Fabric under street sub -base unless applied directly on
gravel.
11. Identify locations of handicap ramps on plans.
12. Use existing connections at water line where possible. See water plans for
Comfort Inn.
13. Provide curb stop at each service line. Meters to be installed as homes are
built.
14. Change Detail B on page DT -2 to show asphalt ring instead of concrete
ring around gate valve.
15. Provide manhole adjustment detail.
16. Identify location and size of service lines to the lots. Show extending to 5'
beyond back of walk. Identify how they will be marked in field.
17. Provide and show monuments as per Rexburg Subdivision Ordinance.
18. Provide lighting plan.
19. Identify existing electrical, telephone, gas, etc. lines. Show defined
locations of new utilities. Including gas, power, phone, T.V. and
communications.
The Fire Department has not finished their review of the plan and may have
additional requirements. Please provide me with 2 new copies of the corrected plans. If
you have any questions, please give me a call at 359-3020 ext. 324.
