I have reviewed the plans for the BYU Student Family Housing and have
identified the following discrepancies or questions:
1. The plans show sidewalk located at back of curb. Please include a 7' wide
landscape strip (minimum) between the curb and the sidewalk as per City of
Rexburg Ordinance.
2. Driveway approaches must be constructed to City of Rexburg standards.
Please identify all driveway approaches onto city streets as being constructed
of 6" thick concrete with "4 rebar spaced a minimum of 18" on center in both
directions. The curb at the approach must be constructed with 2 # 4 rebar.
Please make the necessary additions to the plans.
3. Identify a handicapped ramp as per City of Rexburg standard details at the
corner of 7a' South and 2°d West.
4. Please provide us with stone drainage calculations.
5. Section 1 t07.6.2.1 of the 2002 Supplement of the 2000 International Building
Code (IBC) states that "at least 2%" of the dwelling units shall be Type A
units. The plans are for 156 units. Therefore, at least 4 units must be Type A
units. The plans call out only 3 Type A units.
6. The plans make note that in some cases the foundation may be anchored to
bedrock. If this takes place above the frost line, all dirt must be cleaned from
the bedrock prior to the placement of concrete. Please make not of this on the
plans.
7. Identify location of hold-downs, straps, collectorhie and shear walls as per the
tables on page A3.3.
8. Please identify entrance doors to the dwelling units as being 20 -minute rated
assemblies.
9. The bathroom doors on some of the units open into the 30" x 48" minimum
clear space required at the bathtubs. I have attached a copy of bathroom
details from the Fair Housing Act Design Manual. Please make the necessary
changes to the plans.
10. Please provide truss details as soon as you can but prior to frame inspection.
11. I have attached a copy of the Fire Department review to the back of this
document.
Please provide me with 2 new stamped copies of the corrected plans. If you have
