IDENTIFICATION OF THE PROPERTY
The subject property is identified as the Mission Home Apartments located at 455 South
2nd East, Rexburg, Idaho. The subject is a proposed 40 units apartment complex, with three-
bedroom two -bath units with an average size of 950 square feet that will house 228 students. One
units will be used for an on-site residence managers/office. The complex provides housing for
men at Ricks College. Amenities include laundry facilities, lounge, exercise room, recreation
room, and computer room.
The subject property consists of two tax parcels. The following legal descriptions were
obtained from the Madison County Recorder's Office:

379.5 feet; thence South 226.88 feet; thence 379.5 feet; to the point of BEGINNING.

PURPOSE AND USE OF THE APPRAISAL
JThe purpose of the appraisal is to estimate the "as is" market value of the subject property,
and the "prospective future value upon completion." The effective date of the appraisal is August
23, 1999 for the "as is" value and May 1, 2000 for the "upon completion of renovation" and "upon
reaching stabilized occupancy". The effective date is the date of personal inspection of the
property by Gordon Nixon. Gary Free did not inspect the property. The intended use of the
appraisal is for financing purposes.

denied on the basis that this parcel of property comprises 1.98 acres which is insufficient to meet
the requirements of 2 acres to be zoned HDR2.
