We have been informed by the builder that you have identified Code oncerns on the lateral
transfer of forces through the garage area. The purpose of this letter'is to address these
concerns by providing recommended courses of action to address them.
Garage
On the garage situation, the contractor will need to implement a structural treatment for this
situation by adhering to the following specifications:
• On the front garage wail, constrict sheathed, braced wails (blocked) each side of the
large garage door openings and also above the headers above the garage door
openings. Sheath ensile and out. Alternately, use Simpson Strang Wall Garage Portal
System or approved equal_

Positively anchor the braced wall system to the concrete founda#ion with appropriate
anchorage using Simpson HDU or HDQ8 connectors with SSTB anchor bolts, or
approved equal.
• Make the headers above the large garage door openings continuous and expend them
through the sheathed wall area on each side of the opening. Fasten sheathing #o the
extended headers per IRC..
• On the teff, ,right, and partial rear exterior garage walls, sheath the wall on the exterior,
construct wail framing per IRC 6p2.33�, an+d reduce nailing pattern from 6"to 4"per IBG
40°/o increase in toad capaci#y). She frock inferior side of gyral! and fasten peg C
70.3.5.
Conclusion
Concerns have been expressed by the Building Department over proper transfer of lateral
forces in the garage area. We are requiring the above-specified structural treatments to provide
the adequate structural performance required dor this structure.
