Building Permit #(}6 4 1-3'
Citizens Community Bank
Conditions of temporary Occupancy Permit
As part of grojoect apova1 it can. be anticipated that certain aspects of a project might
completed before others are. It may be that a building is structurally ready for safe
occupancy, but the site plan and landscaping may not be complete. This can often be the
result of inclement weather. If a building is safe, but the project as a whole is not yet
complete, the City can issue a temporary Certificate of Occupancy (CO) which allows the
property or business. owner to begin operation as long as certain outstanding project
elements are addressed parlor to the issuance of a Final CO.
Based on final inspections by the Planning and Zoning department and the Public Warks
Department, the fallowing items are those that need to be addressed prior to the issuance
of a final certificate of occupancy (CO), but not before a temporary CO can be issued:
1) All crosswalks need to be striped to allow for char pedestrian access.
2} Sidewalks need to be modified so as to not include lighting poles. Currently there
are light piles that interrupt pedstrianlADA accessibility.
3} A signed agreement from the property owner and the City shall be submitted
regarding a time certain for removal of temporary modular structure and
accompanying infrastructure, e.g. asphalt, concrete, etc.
4) Mechanical equipment should be screened. The area of obvious visual impact.,
but not the only area to be addressed, appears to be the northeast corner of the
new building where a utility boy visually dominates and where possibly electric
miters attached to the exterior wall of the building dominate that corner.
Equi*pment should be screened with either structural screening or through the use
of landscaping.
5) Trash receptacle needs to be completed. Receptacle should be screened with trees
and shrubs on its south side. As this will eventually be an improved trail,
land scaped/natural screening of trash receptacles will enhance this trail and the
bank property..
6) Landscape plan addressing the entire site; inXuding trail, and riparian areas shall
be submitted and approved by the Planning and honing Department. Landscape
maintenance plan shall be included as vve11 as a detailed irrigation plan.
7} Landscaping for entire site,, including pathways and riparian areas shall installed
based on the approved landscape plait.
S) A land exchange between the property owner and the pity shall be submitted by
the properly owner and reN7ievved and approved by the City, and recorded by the
applicant. This exchange sham include rededication of portions of the green space
that was requiredd of the original developer off'the Wal-M,arUAlbertsons
development.
Once these issues are addressed and any others that may be pending are resolved a final
