We have been informed by the owner that you have identified Code concerns on the lateral
transfer of forces through the breakfast / family room area. The purpose of this letter is to
address these concerns by providing a recommended course of action to address this concern.
Breakfast / Family Room Area
The concern for transfer of lateral forces in the breakfast/family room area of the main level
arises from a room size or maximum square footage specification in the prescriptive 2003
International Residence Code, which the City of Rexburg has adopted in conjunction with the
International Building Code, 2003 edition.
We note that under the IBC (design code) these limitations are not an issue of concern if proper
design specifications are applied. We therefore will require the following structural treatment on
this residence to increase the load carrying capacity of the structure and mitigate lateral force
distribution concerns:
Sheath the west exterior wall (studs 16" o.c. maximum) and reduce the nailing pattern
from 6" to 4".
On the east wall of the office and breakfast area rooms, construct wall framing at 16" o.c.
maximum, sheath both sides with'/z" minimum sheetrock, and fasten per IRC 702.3.5
with screws at 12" o.c. maximum.
According to IBC, this treatment will allow a 40% increase in the lateral force carrying capability
of the structure which will be sufficient to carry the required lateral forces.
Conclusion
Concerns have been expressed by the Building Department over proper transfer of lateral
forces in the large area on the main level of this proposed residence. We are requiring above -
specified structural treatments to provide the lateral force restraint required for this structure.
Your review and approval of the same will be most appreciated. As always, please feel free to
