Development Standards Review The issue isted above were ap ved in a 09/13/2006 Design eview meeting - 9/13/200 . Development Standards Review Developer must submit a landscaping plan to screen the parking from the street, and to visually break up the north side of the building - as noted in the design review meeting - 9/13/2006. Trees must be approximately 100 feet apart - to substitute for the design standards requirement. Action: 10' front yard set back will be adhered to and reflected on the civil plans Requirement: The minimum parking stall size is 9 x 18 feet, not 8.5 x 19. The compact size is 8 x 15 feet. Action: Proper parking stall sizes will be adhered to. Requirement: 79 total parking stalls are required, 20 of which may be compact. Action: 59 stalls will be provided for this facility per code. This information is reflected on the parking schedule spreadsheet provided. Requirement: Garbage containers must be screened. Please show type of screening on the site plan. Action: Garbage containers will be screened with fencing, and will be reflected on the civil plans. Requirement: All parking areas shall be screened from the public right-of-way with fences, hedges, berms, and landscaping. Please submit a detailed landscaping plan for review. Action: Screening of parking will be adhered to per requirements. A landscaping plan will be submitted for review reflecting screening. Requirement: It is recommended that the internal pedestrian connection be located on the south end of the lot. The code requires this pathway to include adjoining landscaped areas that include trees, shrubs, benches, flower beds, ground covers, or other such materials for no less than 50 percent of its length. Action: Will not provide internal pedestrian connection to right of way for following reasons. 1- Providing an additional invitation to the general public is not desired for safety and privacy reasons. 2- Projected use if any by employees will not serve the intended purpose. 3- The facility is in a light industrial area and will not see a heavy flow of the general public. 4- Additional cost incurred .,i u Requirement: Northeast parking area will force vehicles to us the right-of-way to turn around or move from one area of the lot to another. The ordinance prohibits this. Action: This area of parking will be removed and specified as a loading and unloading area on plans. Development Standards Requirement: Developer must submit a landscaping plan to screen the parking from the street, and to visually break up the north side of the building as noted in the design review meeting 9-13-06. Action: A landscaping plan will be submitted for approval. Landscaping plan will reflect screening the parking. Requirement: Trees must be approximately 100' apart to substitute for the design standards requirement. Landscaping must be completed with the building project. Action: Design standards will be adhered to regarding the landscape work. Landscaping will be completed as part of the building project. Requirement: The West facade of phase 2 must incorporate 2 foot deep, 20 foot long recess or projection every 100 lineal feet. Action: Will not incorporate 2 food deep, 20 foot long recess or projection. - The West facade will be broken up by vertical columns and windows as shown on the architectural drawings. - The columns shown will still provide a break-up on the West side providing a nice look to this side of the facility. Meeting the design standard for this side of the facility will increase the cost of the building and adds no value to the owner. Requirement: The West facades do not meet section 3.9.160.a.ii — Detail Features. Each facade must include a repeating pattern every 30 feet. Action: Will not incorporate this design standard. - These standards will increase cost, and adds no value to the owner. - The materials planned for the exterior of the facility are not substandard. - The exterior look of the building will be aesthetically dominant to the existing buildings in this light industrial area. Requirement: The West facade must break up the roofline every 100 feet. See section 3.19.160.a.iii. Waste Water Grease Trap Form Exiting Review Identify on plans emergency lighting and all exit signs. The second required exit from the upstairs passes through the "assembly area". Section 1013.2 requires that egress shall not pass "through adjoining or intervening rooms or areas, except where such adjoining rooms or areas are accessory to the area served". The assembly area is not accessory to the offices that are on the second floor. Egress continuity will be lost with the current configuration. Please revise this egress component. Also, the travel distance from the exercise room and the storage room on the second floor exceed the allowable distance from IBC Table 1015.1. The area under the stairs must be 1-hr. rated construction. Structural Review Provide engineered structural details for the interior construction. The steel building is not engineered for the loads that will be generated by the interior construction. Include shear walls, floor joist and footing details for the interior. Special inspections are required for the concrete foundation, high strength bolting and any welding. Provide letter from special inspection firm. Mechanical Review Provide mechanical details and sizing. Electrical Service Review Energy Conservation Compliance Review Need to see a plan for the circuits and the service for what is to be installed. Revisions required. The review for building size was based on a "nonseperated uses" approach. Therefore, the materials that are allowed in the building must meet the requirements of the 2003 International Building Code Table 307.7(1). Please provide a letter that identifies that the table has been reviewed and that the quantities of applicable materials that will be present in the building will meet these requirements. Energy Conservation Compliance Review Provide energy review for mechanical, lighting and envelope. Additional information must be supplied for the parking and area lighting. The fixture type, wattage, location and light curves must be submitted. 5.
