From what you have described and submitted It sounds like you will have great landscaping. I know your building is set in back of your parking lot and therefore will be somewhat screened from the street. A good balance should be achieved; you should have a lot of visibility from the road via the driveway access., but when landscaping is required, it should be adequate to screen vehicles. if feasible, I always recommend to people to place their building closer to the front property line and put the parking 'in the rear. This a lWr ays shows off the budding and not the parking. The intent of screened Parking areas is to soften the visual impacts, of pavement andI vehOes, and to create a pleasant streetscape. If you feel this can be accomplished by what you have proposed, I would recommend moving forward with your plans, I will attach your e-mail to your variance file. It will be constructed of castle block and filled behind to bring f4 grv�nd landscapinglaws!ofttnext door. The sprinkler system will be installed to water all areas that have grass, and a drip system will be installed to water all shrubs, all of which will be on an automatic dimer installed in the utility room of the building. I don't know what else to say about the screening of the parking lot. The landscaper seems to think if we add anymore tv the front beyond the linden trees he has there now, it will block out the building, which is not what we avant to dry. The combination of the retaining wall and the trees and sad in front will make the parking lot look somewhat below ground bevel. We actually will be replacing the 3 Scotchpiste trees in tete back with shade trees spaced around the playground equipment. One of the Head Start requirements is that shade be provided in the playground area. This change will improve the workability of the playground area. All of the x's in the drawing are shrubs set in landscape rock or bark. With the exception of the island in the parking lot, I have asked him to not include any shrubs there, just the lands -cape rack, because I do not want to provide a blind there, nor do I want to disturb the parking lot to run a water Ione. We will not be competed by ,lune 1St, So I would like to request ars extension. Our playground equipment will be delivered arr or about June 18 Prior to that time, the sprinklers and the preparation work will need to be done, and the front and sides could be done as soon as I receive the approval from you and we can get on the landscaper's schedule. I am reluctant to begin any work at all until you have approved the pian. I would anticipate that everything would be completed before the end of July. According to the variance approval details regarding the retaining wall and also details for how the parking area are to be screened needed to be submitted. l didn't see any details for the retaining well, so I would request that you get that to us. I understand the planning Commission to want to know the dimen"i ons of as and how is to be landscaped, Please submit any additional info regarding tat matter. Also, the landscaping orathe front should include specific locations for shrubs as well as trees. Irrigation Systems should be addressed at this time as well. K I think with all of that being said, Pl&u3e move forward with prepping the site and ordering most of your plants., etc. You may meed more shrubs along the front and possibly an additionaN tree, although ��nden trees can cover a goad sized area.
