Corridors are required to be rated.
Provide mechanical drawings, sizing and
calculations. Fire dampers are required at all
fire seperations (corridors, rated ceilings and
storage walls).
Meets code requirements.
Identify dampers on hvac ducts that serve the
storage rooms (unless sprinklered). East wall
of building that is closer than 10' (including
eaves) must be one hour fire rated. Identify
draftstopping in attic. The basement must be
sprinklered as per Section 903.2.10 of the 2003
International Building Code (IBC). Provide rated
corridor in upper office area as per IBC Table
1016.1. With current configuration, the corridor
has a dead end that does not meet IBC
requirements. Current building location will
require that the East wall be one hour rated
(including eaves) and that the entire roof be
Class B minimum.
Special inspections are required on all
commercial foundations in Seismic Category D
zones. Please provide a letter from the Special
Inspection Firm that identifies frequency an type
of inspections to be performed. Provide truss
details prior to calling for framing inspection.
Structural Engineer calls for rebar %. Have him
call out exact number of bars.

Approved Site Plan 1. The location of the building close to the back 05/25/2006
property line is resulting in significan fill being
placed on the adjoining lot. A release is needed
from Artco stating that they have no problem
with this.
2. The completion of the drainage basin needs
to be done prior to occupancy.
3. The parking layout is very confusing. Look
at a more typical layout without so many
changes in pattterns.

Re: Building Review 1216 Stocks Avenue
It is our request that the current plans be approved with no elevation changes on
the north elevation. All other building sides meet or exceed the minimum requirements
set forth. The elevations that directly face Stocks Avenue and the parking lot include 6 of
the ten suggested building guidelines. The lot line between noted building and the day
care facility to the north has a sight obstruction fence already installed. The building will
enhance the surrounding buildings because of its design and beauty.
The parking and sidewalk issues were discussed during a meeting for the first
building site. The minutes of that meeting should include the agreement that because of
the lot size and design of the building that the parking could be as depicted on the site
plan. The site plan was approved with parking and without sidewalk. The lot to the north
and the lot to the south currently have no side walk. The minutes of that planning meeting
will indicate unanimous agreement for parking and sidewalk issues.
It is also requested that the design and construction of surrounding buildings be
considered. This new office building will enhance the beauty and environment of the
area. It will include a bench area between buildings and beautiful landscaping, including
information/direction kiosk near the center entrance.
