Dear Quintan:
We have been informed by the builder that you have identified Code concerns on the latera!
transfer of forces through the garage area. The purpose of this fetter is to address these
concerns by providing recommended courses of action to address them.
Garage
On the garage situation, the contractor will need to implement our standard treatment for this
situation by adhering to the fallowing specifications:
On the north garage wall, construct sheathed, brayed walls (blocked) each side of the
large garage door openings and also above the headers above the garage door
openings. Sheath inside and out. Alternately, use Simpson Strong Wall Garage Portal
System or approved equal.

Positively anchor the braced will system to the concrete foundation with appropriate
anchor -age using Simpson HDU or HDQ8 connectors with SSTB anchor bolts,. or
approved equal.
Make the headers above the large garage door openings continuous and extend them
through the sheathed wall area on each side of the opening. Fasten sheathing to the
extended headers per IRC.
• On the past (exterior) garage wall, sheath the wall
on the
exterior,
construct wall framing
per IRC 602.3(3), and reduce nailing pattern from
G" to 4"
per IBC
(= 4d% increase in
load capacity). Sheetrock inferior side of wall and
fasten
per IRC
7a2.3.5.
• On the west (interior) garage wall, construct wall framing per IRC 6a2.3(3), sheetrock
bath sides, and fasten per IRC i02.3.5_
Conclusion
Concerns have been expressed by the Building Department over proper transfer of lateral
forces in the garage area. We are requiring the above-specified structural treatment to provide
the adequate structural performance required for this structure.
