Vile also continue to struggle with understanding what and how we should couch the request or proposal. When we read the Development Co -de, it's really tough to ascertain what zoning we should seek. Can I ask a favor of you and simply invite your suggestion based on the following: Parcel One: Mother Hibbards Corner Use: Convenience Store, Gasofine Sales, Future possible Fast Food Franchise What is the Zaning 'F V jt'? Parcel Two: Lyse: Auto Glass Replacement, wholesale flower shop, gymnastic studio,, cabinet shop, etc Wants to build OFFICE WAREHOUSES in the future. What is the Zoning 'fit" ?S Parcel Three: (My Property) Self Storage Complex Cin site Office On site Residence (basement) OFFICE WAREHOUSE (see plans) Users will be small contractors., distributors, (I plan to CONDO them under an Association A_rrangement which consolidates Maintenance., landscape, and unifOrMAY in covenants and restrictions.) What is the Zoning 'fit' ? Parcel Four and Five: Same Zoning as THREE Cour challenge 'is that when we read the Code.,. General Business District seems to fit in some regards while Central Business District seems to fit others. I understand, that we don't all have to have the same zoning ..x we do want to blend together well while meeting the 0bjectives of the City of Rexburg. I cannot speak for the others but on my property I WILL DELIVER an asset in curb appeal, Secu6ty, service,, and general appearance to the City of Rexburg. It will be clean, integrated, asphalt instead ofgra�e�;0. and niee. I'm doing my best to bring together a unified 9-rloup with a Zoning Request that will be what the City of Rexburg wants. The GBD zoning district is appropriately applied in the following Circumstances: On the periphery f the CBD zone where retail uses are appropriate t the distance to community parking facilities indicates a need for on site parking., At dispersed commeTCIal centers where the grouping of retail and office uses is appropriate to serve community or regional meads.
