Plumbing Sewer Drain Review All drainage is required to be installed according 09/14/2007 to the Uniform Plumbing Code 2003 edtion. Kitchen fixtures are required to go into a grease collection system to protect sewer line. Plumbing Storm Drain Review All strom drains are required to be tested and 09/14/2007 inspected before covering. Plumbing Potable Water Review All water lines are required to be tested and 09/14/2007 inspected before covering. Complies with approved Site Plan Review The top of foundation does not meet the height requirements for drainage as per IBC Section 1805.3.4. Please make the necessary changes. Exiting Review The dining/living room occupancy when evaluated by IBC Section 1004.1 and Table 1004.1.2 (using 15 sq. ft. per occupant) by my calculations is around 150. The occupancy is A-2 and as per IBC Section 1008.1.9 panic hardware is required on the exit doors. Post occupancy load in dining/living room area as per IBC Section 1004.3. As per Section 802.3.6 of the International Energy Conservation Code (IECC) requires a vestibule in spaces larger than 3000 sq. ft. The living/dining room and the halls combined are larger than 3000 sq. ft. Please provide a vesibule. The plans identify ridgid insulation at the inside of the foundation (Sheet A.4). Identify the thickness and insulation type. Plans do not identify a water resistant barrier behind siding as per IBC Chapter 14. Please identify. The West and East exterior walls that are closest to the property lines are required to be 1 hour rated. Provide details that identify construction of walls (as per IBC Section 704) and roof assembly (as per IBC Section 704.11). Doors in these walls must be fire rated and self closing. The plans identify the occupancy of the building as 1-1. The dining/living room is greater than 750 sq. ft. and therefore is an assembly occupancy. I have listed it as A-2. Using IBC Section 302.3.1, the spaces are not required to be seperated. Provide commerical kitchen hood details. Structural Review IBC Table 1607.1 identifies assembly areas as having a minimum live load desing of 100 lb. per sq. ft. Please make the necessary changes to the plans. Special inspections are required for the foundation, any structural fill and other work as applicable per the 2003 IBC. Provide a letter from the firm that will be providing the inspection service. Provide truss details prior to frame inspection.
