Project appears to be located in the FEMA
designated flood plain (done AE, base flood
elevation 4867). Mustprovilde elevation
certificate showing lowest floor at 1 foot above
BSE or a flood proofing certificate.
This issue is forwarded to, the building official
for resolution.
Dumpster cannot be located withing 20 feet of
any public thoroughfare (street, sidewalk, or
internal pedestrian walkway). Proposed
location is too close to walkway.
Signage requires a separate permit and is not
part of this site plan approval. Signs will not be
allowed in the public right-of-way.
ADA access ramps must be provided for
handicapped parking stall.
All lighting must conform to Commercial
Lighting Standards. Please submit a lighting
plan for review.
Illuminate levels shall not exceed 0.2 foot -
candies at the property boundaries.. Proposed
lighting violates this standard. Please revise.
East edge of parking area along the east
property dine should have a landscape buffer or
wheel stops.
Parking must be screened from public right-of-
way with landscaping (hedges, berms, trees,
shrubs, etc.). Please provide landscaping plan
for review.
Please provide landscaping details in a legend
on the site plan.
No parking stalls are allowed in the required 20
foot front yard setback. Front yard setback
