Planning Staff Review
Approved Site Plan 1. Only 1 parking space can be compact and
should not be included as a parallel space,
which need to be up to 22-feet long.
2. A minimum of 10 percent of the parking area
needs to be designated as snow storage.
3. Old driveway should be removed and
restored to landscaping.
4. Ramp/walkway should be located a
minimum of 6-feet from the building facade.
5. New pedestrian walkways need to be
constructed of either pavers, bricks, or scored
concrete.
6. Need to provide at least two
pedestrian/community features (see
Development Code Section 4.13(B)(xi).
7. Should provide wheel stops for parking
spaces that are adjacent to building.
8. Not shown on site plan is the existing
sidewalk from the front of the building. This
sidewalk connection should remain, or other
designated pedestrian route (min 5-feet wide) to
a public right-of-way needs to be provided.

Approved Site Plan 1. The parking on the south side of the building
is very tight. The width between the building
and the property line is shown to be 47 feet and
the parking width required is 48 feet. The
parking plan shown will not be functional.
2. The parking lot drainage is shown
connecting to the city sewer. This must be
handled on site with a franch drain, or similiar.
3. Will the existing driveway be removed?
