There is a vinyl exterior with 1 'h" of wood then a 2x4 wall with a %:" fiber board and '/2" drywall. The garage is 16' from the fence. The roof will be re -roofed with a 30yr composition shingle. The garage will be an open conference/ multi use space. Snow storage: See new parking lot plan Parking configuration: See new parking lot plan The total square footage of the house including the garage is 1426 sq. feet at 3 parking spots per 1000 square feet {that equates to a rounded up number of parking spots} 5 spots needed. Site plan: We will do a Franch drain or similar for the parking lot. Yes, the existing driveway will be removed. Main Permit notes: The electrician is Nick and Ryan Leishman with Legacy Electrical. The approx. labor and materials are $1,000.00. We have a lot of calls into plumbers but have not contacted with one yet, we will be using a licensed plumber. (any suggestions of one)C Height review: The interior height is a minimum of 94" in the house and garage all doors are 36" by 82". There is an unusable basement with a ceiling height of only 68". The basement will not be usable space. Building fire review: The house is 9' from the fence with a vinyl exterior and 1 %," of wood 2x4 constructed with a'/2" fiber board and'h" drywall. The garage is 16' away from the house and has the same exterior with a'h" drywall. The garage walls are r-11 and the ceiling is r-19. Structural review: The garage is already on a solid concrete foundation. We will be bricking the north and west walls from the ground to approx. 42" up then a stucco exterior will be on the rest. See attached handicap ramp plans. Miscellaneous: See floor plans with ramp door width and exit doors and signs Energy review: The house has existing heat and duct work. Nick Leishman will wire the garage for 3 fan forced baseboard heaters. I have noted on the parking plan the location of the exit signs, emergency lights, and two city upgrades. I have shown the main sidewalk going attaching to the main entrance. Page 1 of 1 Gary Leikness From: Gary Leikness Sent: Monday, January 22, 2007 4:50 PM To: JaNell Hansen Subject: Help U Sell- Planning Comments 1 M 0M 1.3 Jenell, After reviewing the initial site plan submitted, the following are my comments: 1) Only 1 parking space can be compact, and should not be included as a parallel space, which need to be up to 22-feet long. 2) A minimum of 10 percent of the parking area needs to be designated as snow storage. 3) Old driveway should be removed and restored to landscaping. 4) Ramp/walkway should be located a minimum of 6-feet from the building facade. 5) New pedestrian walkways need to be constructed of either pavers, bricks, or scored concrete. 6) Need to provide at least two pedestrian/community features (see Development Code Section 4.13(13)(xi). 7) Should provide wheel stops for parking spaces that are adjacent to building. 8) Not shown on site plan is the existing sidewalk from the front of the building. This sidewalk connection should remain, or other designated pedestrian route (min 5-feet wide) to a public right-of-way needs to be provided.
