We have reviewed the plans and specifications for the proposed Woodshed Subdivision
At 355 West 2°a South and have approved the engineering plans with minor revisions. We have
also determined that the City has adequate capacity in our water systems and wastewater system
to meet the demands resulting from the development of this subdivision. The developer will be
paying connection fees that will be used for the expansion of our systems capacities. Water and
waste water mains are adjacent to this development and the City has planned for several years
for this area to be developed. We are requiring that as constructed plans and test results be
submitted prior to our acceptance of this or any other development. We will see that you are
also provided a copy of the final documents.

Subject: Woodshed Subdivision
Heather: Here is a list of my comments on this subdivision,
1. Add Section, Township and Range to the title block.
2. The second paragraph in the description states "a right-of-way easement' and the plat
states an "access easement" make the wording the same.
3. Add the note "private access easements will not be maintained by the city" to the deed of
dedication.
4. Change the wording in the examining surveyor to say "I hereby certifythat I have examined
this plat and find it is correct and acceptable. per section 50-1305 Idaho Code."
5. The legend and drawing symbols don't agree, be sure all text and symbols agree with each
other and that they will be legible when reproduced.
6. 5/&' rods need to be set on all subdivision Corners.
7. Label the POB.
8. Show the utility easements.
9. The distances (and show the bearings) between lots 2,3 and 4 are incorrect.
10. Add the statement to the deed of dedication "shall be served by municipal water and sewer
maintained by the city of Rexburg and has agreed in writing to serve said lots."
