Public Works Review
Public Works Review 1. The width of the right-of-way for Morning
Side Drive is not shown but appears to not be
adequate. Because of the ownership of the
land to the west it is not reasonable to assume
that the other half of the right -of —way will be
dedicated when the land develops.
Therefore the width will need to be 68 feet and
the entire street constructed by this
development.
2. No storm drain master plan study has been
presented. This must be completed prior to the
start of any new phases.
3. Because of the grade differential a pressure
reducing station for the water system will be
required at some point within the development.
None is shown.
4. Utility line sizes are not shown.
5. The waterline on Morning Side Drive is
shown outside the property.
6. 1 would like to see no cul-de-sac's on this
slope because of the difficulty of snow removal.
7. Utility easements are not shown.
8. The method for providing sewer service to
the downhill lots are not shown. Will the lines
be shot into rock or are other methods going to
be proposed.
