Miscellaneous The plan is for two duplexes to be located on 08/30/2006
this property. The easement that is identified
will allow access to the rear of the property.
Each duplex is required to have 10,000 square
feet of lot. The property is over 20,000 square
feet. As I understand the situation, the owners
are only requesting the one duplex at this time.
Also, the plan that was submitted does not
identify a driveway between the street and the
utility strip.

Public Works Review 1. It appears that the measurements for
setbacks have been taken from the sidewalk.
The property line is approximately 5 feet south
of the sidewalk. This results in the north
parking stall being located within the building
setback. Adjustments will need to be made, but
there appears to be adequate room for the
modification.
