PURPOSE: Request to amend the Comprehensive Plan Map.

AUTHORITY § 6.14 "The Commission may recommend (to the City Council) that the
amendment be granted as requested, that it be modified, or that it be denied" (Parentheses added)
Applicant is requesting a land use map designation change from Low Density Residential and Business Park to
Medium Density Residential.
Items to consider
1) The existing zoning to the east of the applicants request is currently Medium Density Residential.
2) Medium Density Residential is a good buffer between Commercial and Low Density Residential Zones.
3) The previous Comprehensive Plan identified Moderate to High Residential density as a buffer from the
Commercial to the Low Density Residential zoning.
4) Staff would like to see a Medium Density Preferred Land Use zone recreated underneath the existing
Medium Density Zone all along the commercial east side of the 2"d East Commercial corridor.
5) Area of subject property is approximately 3.3 acres.
