General vicinity: Southwest corner of Smith Park (see attached map of Area # 1) Items to consider 1) The property is contiguous with Neighborhood Commercial/Mixed-Use designations. 2) The property is contiguous with an existing medical plaza. 3) To the east of the subject property is a hospice which is zoned Residential Business District, but is designated Low Density Residential on the comprehensive plan. 4) The property is located between two medical care facilities. 5) The parcel is currently zoned Low Density Residential 2 (LDR2). 6) Area of subject property is approximately 0.30 -acres (13,075 square feet). Area #2 (File #09 00016) Jared Sommer The request is to change the Comprehensive Plan Map from Neighborhood Commercial/Mixed-Use to High Density Residential. General Vicinty: Southwest corner of W 4`h South and S 4`h West, just east of Les Schwab Tires (see attached ap of Area #2) Items to consider 1) The property is not located adjacent to other areas designated High Density Residential, but is next to Medium Density Residential. 2) The property is located adjacent to existing High Density Residential I (HDRI) zoning district. 3) The property was located within a strictly commercial designation on the former comprehensive plan map, and it was not until the last comp plan map change occurred that a residential component to this area was introduced. It was not anticipated at the time that high density housing would be located in this area, but rather a housing component that was integrated within commercial at a medium density. Staff is currently underway at creating new Mixed -Use zones that will create the framework for applicants to incorporate housing in these areas designated "mixed-use." These new mixed use zones will have a residential component but in most areas will not have a residential density above 16 units per acre, which is below the 30-42 units allowable in the HDRI and HDR2 Zones. 4) The property is just under a half mile in distance from the western edge of the BYU-I campus. 5) The parcel is currently zoned Community Business Center (CBC). 6) The parcel is 2.14 -acres (93,386 square feet). 1) Map of Area 1 2) Man of Area 2 Case No. 09 00008 & 09 00016 Page 2
