Dear Houston Real Estate, Inc. Port,
You have requested an occupancy permit for 322 W 4th S. At this time, all requirements
have not been met for the issuance of a Final Occupancy Permit. However, it has been
determined by the Building Department that a conditional occupancy permit may be granted
with the following requirements being met.
1) All Planning & Zoning requirements including landscaping need to.be complete
2) All Conditional Use Permit conditions shall be adhefed to.
The above requirements must be completed prior to 08/21/2008 or the conditional occupancy
permit will be voided and the premises vacated.
Upon completion of the requirements listed above, please call the City of Rexburg Building
Department at (208) 354-3020 ext 326 An inspector will be sent out and a Final Occupancy
Permit will be issued.

Rexburg Storage LLC at 322 4`h South in Rexburg is requesting a variation from the
previously approved conditional use permit.
The location of the sliding gate is not installed as shown on the site plan. The condition
referenced a 50 foot setback of the gate. After construction of the storage units it was
realized that the sliding gate created an unsafe condition for people and vehicles parked
near the most south east units. With the location of the gate as per the site plan the gate
opened into open space in front of these storage units. By modifying the location of the
gate, it now open along the fence over the landscaping, and not out over the open space.
Rexburg Storage is providing small size storage units. By nature storage units are very
low traffic locations. The entrance times into this type of facility are also very quick.
The gate itself opens in less than 10 seconds. 48 of the 158 units are small 5'by 5' units.
The others are 10' by 10'. This size of storage unit facility is frequently visited by
vehicles other than pickup truck and trailer combinations. The main customer base of
this storage unit facility is comprised of college students. The majority of these students
do not have trailers.
The distance as constructed from the gate to the road is now approximately 40 feet.
The average length of a pickup/van/car is 15 feet.
The length of the emergency fire truck in Rexburg is approximately 35 feet
The attached pictures are examples of very large pickup and trailer combinations parked
in front of the gate at the storage unit entrance.
The First picture attached shows and example of a Chevrolet pickup with a very large
construction trailer.
The second picture on the attachment is a Full size Ford crew -cab 4 door pickup with a 6
horse trailer.
Rexburg Storage is requesting that planning and zoning allow this variation to the
conditional use permit so that this facility may be used as currently constructed. The
company feels that this storage unit facility can operate safely and efficiently with its
current layout and construction. Your consideration in this matter is greatly appreciated.
