Note: should the building be torn down and
reconstructed, the ordinances in place at that
time shall prevail. This might include
architectural design standards that may require
projections and/or recesses in building walls,
etc. This may require an amendment to the plat
to allow ownership boundary changes.

The dissolution section of the HOA
establishment should include language that the
City, as a minimum, will be notified of
dissolution and that up to date contact
information will be provided to the City for
purposes of approaching parties responsible for
maintenance of areas owned in common, and
of the structures. Applicant might work with the
City Attourney on this item. This information
should be incorporate prior to the signing of a
final plat.

Final CC&R's shall be reviewed by the City

There are only 8 legitimate parking spaces
currently. Parking cannot be located within the
front yard setback, and the southern most
space is only about 5 to 6 -feet in width, which is
below our standards. Applicant should check
with building department to see if the
handicapped space is in fact required. This
may change with becoming condominiums.
Better screening of parking should be provided.
This would mean that asphalt within the first 20
feet behind sidewalk (which is also the property
line in this case) should be restored to
landscaping. Decrease width of two-way aisle
to -at least 24 -feet. This will provide more snow

storage areas. The six-foot wide "space" should
be be modified to be a landscaped area with
some curbing. This will discourage parking in
that spot, provide the legitimate turnaround area
the adjacent space, and finally, provide more
snow storage area.
