PROPERTY LOCATION: Various, see packet material CITY OF REXBURG Americo Family Community AUTHORITY § 6.14 "The Commission may recommend (to the City Council) that the amendment be granted as requested, that it be modified, or that it be denied" (Parentheses added) Area #1 Open Space to Transitional Agriculture Items to consider 1) The area currently designated as Open Space, generally follows the boundaries of the AE Zone of the FEMA 100 -year flood plain map. 2) The main channel of the Teton River runs along the southern boundary of the subject property. 3) Page 62 of the Rexburg Comprehensive Plan 2010 depicts areas of wetlands within the area designated as Open Space. 4) The area designated on the subject property as Open Space does not contain any substantial improvements, i.e. residential structures, commercial buildings, etc. 5) The property is located at the north end of an airport runway. 6) Area of subject property is approximately 15 -acres. Area #2 Commercial to Industrial Items to consider 1) A residential neighborhood is located directly north of the property. 2) Area to the north, including residential neighborhood is designated as industrial. 3) An industrial designation would then allow the property owner to apply for a re -zoning of the subject property to allow for Light Industrial Zoning, or Heavy Industrial Zoning. Case No. 06 00530 Page 1 Area #3 Low -Moderate Residential to Commercial Items to Consider 1) Area of subject property is approximately 29 acres. 2) Areas to the north are under consideration for commercial designation as well (areas 5 and 8). 3) North east corner of subject property is located approximately one-half mile from the S 12th West and University Blvd intersection. Area #4 Moderate -High Residential to Commercial Items to consider 1) The subject property is currently zoned as Medium Residential 2. 2) Southwest corner of subject property is located in the AE Zone of the FEMA designated 100 -year flood plain. This should be designated as Open Space. 3) A residential subdivision is located directly east of the subject property. 4) The subject property is located approximately one-half mile form N 2"d East. 5) Area of the subject property is approximately 13.5 -acres. Area #5 Low -Moderate Residential to Commercial Items to consider 1) Property to the south is designated on the comprehensive plan as commercial and is currently zoned commercial and is operated as commercial usage a residence app. There is a residence approximately 480 feet from the subject property. 2) There is a home and farm land to the west. 3) North of the propertZ, land uses consist of single family homes and town homes. These residences are directly accros W 7t South from the subject property. 4) Area of the subject property is approximately 43 -acres Area #6 Tract #1: Moderate -High Residential to Open Space Items to consider 1) Property is located within the AE Zone of the FEMA designated 100 -year floodplain. Tract #2: Moderate -High Residential to Commercial Items to consider 1) Property is located in the AE Zone of the FEMA designated 100 -year floodplain. 2) Subject property is part of a business park and is currently underdevelopment. Case No. 06 00530 Page 2 Area #7 Designate as Low -Moderate Residential Items to consider 1) Property has been recently annexed but has no comprehensive plan map designation. 2) Area of subject property is approximately 161 -acres. 3) At 161 -acres, the subject property, if designated as Low -Moderate Residential could potentially yield between 550-825 single family homes. 4) A designation of Lo -moderate residential would all Area #8 Low -Moderate Residential to Commercial Items to Consider 1) The Planning Commission had recently decided to make a recommendation of approval to the City Council for this property to be designated as Commercial.
