Miscellaneous The rear walls of some of the buildings are 06/26/2007 shown at 10' from property lines. As such, if the walls are at least 10' from property lines they will not have to be fire -rated. At 10', the walls are allowed only 10% of their area in unprotected openings. Greater than 10' to 15', 15% of the area can be in unprotected openings. See IBC Table 704.8. A site plan reflecting all conditions of approval and incorporating all City standards, e.g. landscaping, parking, etc. shall be submitted and approved by the City prior to the issuance of a building permit. 2. Site shall include 30% landscaping. 3. Landscape buffering and fencing along perimeter of site where residential uses abut shall be installed and maintained per a landscape plan that shall be submitted and approved as part of the site plan/building permit process. Plan shall include irrigation details. Proposed driveways will need to allow for a landscape strip sufficient in width to allow for adequate trees and buffering. The ordinance has determined adequate width to be at least four feet or adequate fencing. 4. Proposed project entrances shall be enhanced through landscaping. This requirement shall include all mechanical equipment installed as part of the development to be adequately screened from the ROW and from adjacent property. Trash receptacles shall be located in the interior of the lot and shall be fully enclosed so that receptacle and screening do not dominate the view of the development from the public ROW. 5. Lighting shall be low (under 15 -feet in height) and not create glare, and as a minimum shall adhere to the City's lighting ordinance. 7. All sidewalks both exterior (adjacent to the site) and interior to the development, shall be interconnected and shall connect to the main entrances of each unit. 9. Public Works Review 1. After a long discussion we have determined that the north enterance onto Main St. should not be allowed. The additional traffic onto Main Street will add a new conflict point. Instead of allowing the additional access point, the ITD and the city will work together to modify the intersection at 4th West and Main. The project will not change other than the north accesss would not be constructed. The fire department is okay with this if no obstructions are made that would prohibit the fighting a fire in building No. 1 from Main street. They would like it if the area where the access would have been built is contructed in grass crate or similiar material to allow for crossing with a fire truck in an emergency.
